How to Know When It’s Time to Replace Your Hot Water Heater

Hot water heaters are generally one of the reliable appliances in our homes, and one we don’t think a whole lot about. However, they do have a limited lifespan. Knowing when it’s time to replace yours can save you from inconvenient cold showers, or worse, some devastating water damage. When water heaters go, they tend to GO, and the aftermath is not pretty. Knowing the telltale signs that it might be time to replace your water heater can help you plan for and replace yours before it’s a crisis.

Age of the Hot Water Heater

The average lifespan of a traditional tank-style water heater is 8-12 years. Tankless units can last 20 years or more. If your water heater is nearing or surpassing this age, it’s probably not only safer, but more cost-effective to replace it. It’s not usually worth continuing to repair water heaters beyond general maintenance care. If you aren’t sure of the age of your water heater, check the manufacturer’s label on the unit; the year of manufacture is usually on there near the serial number.

If you notice rusty water coming from the tap when you turn on your hot water, it can indicate corrosion inside the tank. Over time, water heaters can start to rust. This rust accumulates around the tank and the pressure relief valve. Once rust and corrosion begin, it’s only a matter of time before leaks develop. Leaks lead to bursts which cause water damage.

Inconsistent or Lukewarm Water

If you find your showers are suddenly less steamy or the hot water seems to run out quickly, this could point to sediment buildup in the tank. If you’ve never had the tank flushed, this especially could be true. Over time, minerals naturally occurring in water (even public water) settle at the bottom of water heaters, reducing the tank’s efficiency. Have it flushed first to see if that restores it to full performance. If that doesn’t help, the heating element or burner might be failing, signaling it’s time for a replacement.

Strange Noises

Banging, rumbling or popping sounds from your water heater are signs of sediment buildup. When sediment builds up in the tank, it hardens at the bottom, creating an insulating layer that makes it difficult for the burner to heat the water effectively. Besides being noisy, this can cause the heater to overwork, leading to higher energy bills and a shorter lifespan. Flushing the tank can sometimes help, but persistent noises usually mean it’s time for a new water heater.

Leaks Around the Tank

If you notice any water drips or pooling around the base of your water heater, it’s a sign of big trouble. Leaks may indicate a crack in the tank, which could lead to a burst tank and significant water damage in your home. Call a plumber immediately to assess the tank.
